Buyer Representative for Commercial and Multifamily Investors

In my real estate practice about 50% of my clients are listing their properties for sale but the other half of my clients are buyers who want to find and purchase investment properties.

I have over 38 years of experience seeking out investment deals for buyers-first time investors, seasoned owners looking to add to their real estate portfolios or investors trading out of existing investment properties and completing a 1031 tax deferred exchange.

If you are new to Marin County or a long-time resident, I can show you all the properties currently on the market-listed on MLS, CoStar or LoopNet- or those off market properties that are available through my extensive network of relationships with other commercial and residential brokers and current investment property owners.

For example, I located an off market six unit building in Sausalito for an exchange client through a contact with another broker, negotiated a sale that was well below recent comparable sales and later helped the client sell the property for a hefty 30% increase in value in a short period of time.

In another instance, a local buyer called me who was completing an exchange of an inherited property from her family and had only days to identify a property for her exchange. I called a client who owned an 8 unit building in downtown San Anselmo and we soon consummated a deal for a price that was $200,000 over what he was asking.

In today’s market, new rules with the California Association of Realtors, require that buyer’s sign a representation contract with their broker that states the time period for the search, the commission due the buyer’s representative (can be paid by seller at close of escrow if requested) and the type and price range of the property that the buyer is seeking. All important issues in your search for an income property.
